
Hot Water Heater Maintenance Tip: Add Years to Its Life (and Save Money!)

“Your water heater works hard all year — show it a little love and it can easily last 12–15 years (or longer!). Do this once a year:
✅ Flush the tank (takes about 20–30 minutes)
Sediment builds up at the bottom and makes your heater work harder, wastes energy, and shortens its life. Draining a few gallons (or fully flushing) removes that buildup and keeps it running efficiently.
✅ Test the pressure-relief valve
Lift the lever for a second — you should hear a gurgle and see water flow into the overflow tube. If nothing happens, the valve may need replacing (inexpensive fix that prevents major problems).
✅ Check the anode rod (every 3–5 years)
This “sacrificial” rod prevents the tank from rusting. If it’s less than ½” thick or coated with calcium, replace it (costs $20–$50 and can double your heater’s lifespan).
✅ Keep the area around it clear and lower the temperature to 120°F — it’s safer for your family and reduces wear.
A few minutes of maintenance now can prevent a cold shower (or a $1,500 replacement) later!
